What Happens on the Call

No pitch. You’ll leave the call knowing three numbers you don’t know right now.

1. What it rents for

Send your address when you book. We pull recent comparable leases in your neighborhood — not listing prices, actual signed rents — and give you a realistic range.

2. What it costs to run

Rent is not profit. We’ll walk through what actually comes out of it — vacancy, maintenance, turnover, inspections, insurance — so you’re looking at the real number, not the gross.

3. What it needs first

Most homes need something before they can be rented — a repair, a safety item, a township inspection. We’ll tell you what’s likely on your list and roughly what it runs.

What to Have Ready

None of it is required. The more you have, the more specific we can be:

The address
Beds, baths, and roughly what year it was built
Whether anyone’s living there now
Your mortgage payment, taxes, and insurance, if you know them
Anything you already know needs fixing
Whether you’re also considering selling

What This Isn’t

It isn’t a sales call. There’s no deck and no script.

There’s no contract at the end of it. If you decide to work with us, the agreement comes separately — and you can cancel it any time, without cause or penalty.

If the honest answer is that you should sell instead of rent, we’ll tell you. We’d rather say it now than manage a property that shouldn’t be a rental.

Thirty minutes means thirty minutes.

The Part People Are Actually Worried About

Every first-time landlord asks some version of “what if it goes wrong?” Here’s what’s in our agreement, in writing.

“What if they don’t pay?”

Rent is late on the 5th, notice posted by the 7th, our staff contacts them the same day. If an eviction becomes necessary we cover up to 2 months of rent and up to $1,000 in court costs. We have a 100% conviction rate in eviction court.

“What if you put a bad tenant in?”

Licensed agents run national criminal, eviction, and credit screening on every applicant. Every placement carries a 9-month guarantee — and if a resident we placed is evicted in the first 12 months, we place the next one free.

“What if they wreck it?”

Damage above normal wear and tear from approved pets is reimbursed by Rentwell, up to $2,000 per pet. We inspect before move-in, three months after, at move-out, and four months before the lease ends.

“What if I don’t get paid on time?”

If your tenant pays on time and we haven’t sent you the money by the 15th, we waive our management fee that month.

“What if I hate it?”

Cancel the management agreement any time, without cause or penalty. No notice period, no exit fee.

“How do I know you’re any good?”

Before You Book

That’s a good reason to book. Half of what we do on these calls is help people work out which one makes more sense. Yes. No fee, no card, no obligation, and no contract at the end of it. Some people book, get their numbers, and manage the property themselves. That’s a fine outcome.

Book anyway. Knowing what it needs before you spend money on it is the whole point — people routinely renovate things a renter doesn’t care about and skip the things a township inspector will fail them on.

Very common. Both situations come with their own wrinkles — timing, what’s already in the house, and whether it’s worth holding at all. Mention it when you book so we can prepare.
