The company employs real estate agents who work in each of these areas, taking notice of any new trends. They also use statistics from RedFin.com to determine which neighborhoods are most popular. According to RedFin, this year's ranking was inspired by access to public transit, affordability, and charm.

Areas with easy access to all types of amenities tend to have higher real estate value, and renters are especially attracted to affordable and convenient transportation. Walk Score, a Redfin company, scores cities on their "walkability." In this category, Philly was ranked the fourth most walkable city in the US with a population above 300,000 for 2015

Every year, Redfin predicts the neighborhoods that will be the most popular in the next year for 27 metro areas, including Philadelphia. We covered 2013's predictions, which included Phoenixville, Brewerytown, and West Germantown. Redfin says 2015 will be all about compromise between affordability and convenience.

Aside from interviewing tenants, collecting rent, and dealing with midnight maintenance calls, there are a few other tedious tasks that come along with being a rental property owner. One of those tasks that always seems to fall to the wayside is keeping common areas completely clean.

When it comes to student housing rentals, safety is typically a major focus. However, Philly.com recently reported that a North Philadelphia building that's currently home to eight Temple University students was built illegally and lacked required safety inspections. 

New legislation in Pennsylvania proposes to replace the school property tax for local school funding. The Property Tax Independence Act proposes that these funds instead be raised using the Personal Income Tax and the Sales and Use Tax. Generally two thirds would come from the sales tax, and the rest would come from a modest increase on income tax.
