We accept personal checks to pay rent, per the conditions set forth in your rental agreement or lease.
Move-In Costs, however, must be paid in money orders or cashier’s checks
Typically each applicant must have a 500 or better credit score with collections of less than $5,000 combined (not including medical or student loans).
If You Paid with a Money Order or Cashier’s Check, Rentwell will mail back your money order or cashier’s check in order to be refunded. You will need to provide the issuer with your receipt and the money order or cashier’s check.
*Please save the receipt provided until the transaction is completed.
If You Paid with a Credit Card – If it is within 60 days, Rentwell will refund the monies to your credit card. If it is after 60 days, Rentwell will provide you with a check for the correct amount.
Pennsylvania building code states that you can have up to two (2) people per bedroom depending on the size of the room and one (1) person per living room. Each Owner has their own maximum occupancy limits. Please see each listing for more information.
Some Owners may accept Guarantors (please see each listing for more information). A Guarantor differs from a co-signer as they only have the liabilities of the lease with none of the rights. A Guarantor is typically someone with a 650 credit score or better with 4 times the rent in net income.
All applicants age eighteen (18) or over typically need to have a combined net monthly income of two and one half (2.5x) times the monthly rental rate not including overtime, unemployment or welfare.
The Holding Deposit is fully refundable if you are denied for any reason.
If you do not return the application and supporting documents within 48 hours or walk away the Holding Deposit is forfeited.
No. All monies collected after acceptance from the Owner becomes forfeited if you walk away for any reason.

Rentwell Loves pets, each property may not allow certain pets. Providing that your property owner allows pets, it is a $250 non-refundable deposit, and $25/month for each animal.
Dog Breeds that are NOT Accepted are as follows: Dalmatian, Boxer, Presa, Canario, Chow Chow, Doberman Pinschers, Alaskan Malamutes, Huskies, German Shepherds, Rottweilers, Pit Bulls
Each Owner and each property has different rental qualifications.
Typically if you have over 500 credit score the Owners will work with you (if you have under a 550 credit score they may require a higher Security Deposit). Each person has unique credit and each applicant will be considered.
The potential roommate would have to go through Rentwell‘s approval process, just as the original applicant had and pass.

- Full Credit History
- Bankruptcy
- Judgments
- Foreclosures
- Employment Verification & History

That depends on a number of factors. Typically the average renter will pay three (3) months’ rent to move in.
You will receive the keys on your move in date provided that everything is approved with Rentwell
To Be Approved by Rentwell, you must have the following:
- Renter’s Insurance
- Sign all documents with Rentwell pertaining to your new property
- Have your Utilities set up
- All monies due for Move-In costs (provided in either Cashier’s Checks or Money Orders)
Within 5 days of your Lease Start Date
All documents are placed electronically on the “Resident Portal,” there is no charge for the “Resident Portal” which you have access to 24/7.
The first page of your lease that is provided by Your Local Leasing Company

Our owners require this amount, although not all insurance companies provide this, most insurance companies do and their rates are very reasonable.
